Option B · 9+ Months
 

Ideal for owners who want us to market their property, secure a qualified tenant, and handle the leasing process while they manage the property themselves.

  • MLS exposure (150+ websites), website marketing, and promotional flyers
  • Showings of the unit and surrounding grounds
  • Responding to all tenant inquiries
  • Tenant background screening
  • Lease preparation
  • Non-disclosure documentation
  • Right to Lease preparation
  • Collection and coordination of the security deposit, first month's rent, and cleaning fee
  • Facilitation of monthly payments to the property owner
  • Move-in walkthrough with checklist and key handoff
  • First month of Property Management included
  • End-of-lease walkthrough with checkout checklist
Fee: 10% of total lease OR first month's rent, whichever is less

Note: First month of Property Management is included when we place your tenant. Ongoing Property Management is available for 5% of the monthly rent beginning Month 2.

SHORT-TERM TENANT PLACEMENT
Option C · 3–8 Months
 
  • Property setup and leasing documentation
  • Marketing (website, social media, MLS – $99)
  • Showings and tenant coordination
  • Application handling and screening ($100 tenant fee)
  • Lease preparation and execution
  • Collection and coordination of the security deposit and move-in funds
  • Move-in walkthrough with checklist and key handoff
  • End-of-lease walkthrough and checkout checklist
Fee: 10% of gross lease amount OR first month’s rent, whichever is less

Note: First month of Property Management is included when we place your tenant. Ongoing Property Management is available for 5% of the monthly rent beginning Month 2.

MARKETING ONLY
Option D · Owner Management
 
  • Property marketing on website and network - Free
  • Optional MLS exposure (150+ sites): $399
  • All inquiries forwarded directly to you the owner - Free
  • Optional showings - $99

Owner handles tenant screening, lease execution, and the collection of rent, deposits, and fees.

VACANT PROPERTY MANAGEMENT
Option E
 

Keep your property protected and well-maintained while vacant, with regular inspections and proactive oversight.

  1. Initial Property Inspection – Full walkthrough to document condition and identify concerns.
  2. Routine Property Checks (1x Monthly) – Scheduled visits to ensure security and upkeep.
  3. HVAC System Check – Ensure A/C and heating systems are functioning properly.
  4. Leak & Damage Inspection – Check for signs of leaks, moisture, or damage.
  5. Windows & Doors Review – Inspect for leaks, breakage, and security issues.
  6. Interior Functionality Checks – Review bathrooms, kitchen, and high-risk areas.
  7. General Interior Maintenance – Basic upkeep, light checks, and filter replacement.
  8. Reporting & Issue Management – Prompt updates; urgent issues handled immediately.
Fee: $35 per month
